Twin self-contained accommodation units
Rozario Projects were contracted to build a 2-bay garage with accommodation to the side, and above the garage, and adjacent log store.
The end result is two self-contained properties, with their own access, which the owner has chosen to rent out, and should recover the cost of the project in just 3 years. |
3-bay Garage
Privett Village Hall - Stage 1 : Refurbishment and re-roofing
Rozario Projects were contacted by Privett Village Hall Trustees Committee and commissioned to undertake refurbishment work inside the village hall, such as insulating the external walls, re-decorating the village hall, installing a heating system and a new Kingspan KS1000RW roof panel system. The planning was crucial as the village hall is used as a play school during term time, so all our work was carried out during the summer holidays and was completed before the school returned for the new term.
The removal and disposal of the old asbestos roof had to be done in accordance with the regulations for handling hazardous materials.

Privett Village Hall - Stage 2 : Extension
Rozario Projects were contacted by Privett Village Hall Trustees Committee a year later, and commissioned to build an extension to the hall, including extending the Kingspan roof and Highline gutter system, to provide a larger hall and storage area accessed through a folding door system.
The project required groundworks, construction of a base and drainage soakaway, before the construction, weather-proofing and insulation of a framework, roofing with Kingspan insulated panels, and cladding in cedar. The internal walls were plastered, and painted, and all the internal joinery was completed by us. The whole project was completed on time for the play school to return in May.

Garage/Car Port with guest room
This project was to build a timber-framed garage with double car port. At the end, there would be an open log store with accommodation over the top, accessed via a wooden staircase to the left of the building.

Traditional Style Office
This project was to build a traditional-styled office building with a barn-hipped roof and Oak clad weather boarding. The interior consists of an entrance hall, bathroom and WC, shower and 2.5kW underfloor heating boiler. To begin, we dug 1m footings and installed block work, which we filled in with hard core for oversight, sand-blinded and installed a damp-proof membrane. For the brickwork we used 'Cassandra' bricks with a plinth stretcher on top. Drainage from the building is via a 1.5m deep soak-away. All the services, including mains water, electricity, telephone and CAT5 network cabling, are connected back to the main house.

This project was to build a completely-insulated office inside a timber building that would match the surroundings of the 19th century listed cottage. The project started by installing a reinforced concrete slab on to which the building could be erected. In order to do this, it was necessary to dig out footings, and install a damn proof membrane and steel reinforcing. The base was filled with a concrete mix, providing a level solid base. Once the timber frame had been constructed the entire structure was covered with weather-proofing before the oak cladding was applied to the outside of the building and the roof was covered in tiles. Inside the building the gaps between the timbers were filled with Celotex insulation and covered with plasterboard. The final step was to install drawer units into the inside of the building which the customer will use for storage.

In this project, we were engaged to build a cycle shed for a customer to match the existing building and brick & stone wall (also built by ourselves and visible by clicking here). We started by digging out the foundations, installing a damp-proof membrane, steel reinforcement and a concrete slab. The main structure was double-skinned with concrete blocks inside and bricks and stone on the outside. Finally, the roof was gun with slate tiles and guttering - we even sourced capping for the roof that matched the main house.

In this project, we were engaged to build a log store to sit alongside, and match in style, an existing timber building. Having installed a concrete slab, the main structure was built from oak. This was weather-proofed and then cladded with oak. Slate tiles were installed on to the roof to match the other building. The log store was finished off with guttering.

Replacement Shed
In this project, we were engaged to replace an old shed with a new shed. There were some interesting challenges on this project including the need to install a rainwater drain extension and a retaining wall due to differing levels, but the end result was a success, as you can see.

Replacement Garage Roof
In this project, we were engaged to replace the roof on a garage. The new roof was covered with a three layer Techno Torch system, consisting of a vented layer, a bitumen underlay and finish using a green mineral cap sheet. Correctly installed, the roofing system comes with a 10 year manufacturers guarantee.

Treehouses
Gardens are fun for children and what better way to entertain them than to build a platform above ground? This project was just the thing for a large customer garden with two young children. It is a safe structure whilst being fun for all the family!
